Yes. If you already have plans, our team is happy to review them and prepare a detailed construction proposal. We specialise in architecturally designed homes, duplexes, difficult sites and Flame Zone (BAL-FZ) builds, so we assess your drawings carefully to ensure they are achievable, compliant and aligned with your budget. Our collaborative design and build team helps you understand costs early to keep variations minimal.

No. Many clients approach us with only an idea. As a full design-and-construct builder, we handle everything – concept design, architectural drawings, engineering, approvals, demolition coordination and construction. We design to your budget from the outset, ensuring your home is both beautiful and financially achievable.
Yes. At your first consultation, we discuss estimated cost ranges based on your site, design goals and preferred finishes. Because we design specifically to your budget, we refine the concept until we are confident it fits your financial expectations. We then prepare a realistic, transparent quote that includes everything required, giving you pricing certainty and reducing the likelihood of variations.
You will only sign a contract once your design is approved, either via a CDC or council approval and all engineering BASIX NATHERS has been finalised. Before signing, we provide a fixed-price contract so you have complete clarity around cost and scope.

Yes. Our contracts are generally fixed-price and will provide you with clarity on the total cost of your project upfront. As can be expected, some projects may encounter unexpected issues, for example, significant rock or inground latent conditions. These major issues may result in variations to the price.

Yes. The design and approvals stage is invoiced separately and includes the survey, architectural design, engineering, approvals and preparation of a detailed fixed-price proposal. At our first consultation with you, we will discuss this cost so you have clarity on the process. This stage gives you certainty before entering a building contract and avoids unexpected costs later.
Variations are changes to the contract work after signing. Ashington Homes is known for minimal variations because we design to your budget, refine your plans thoroughly and provide transparent cost breakdowns before construction begins.
We can accommodate changes during the build; however, adjustments may impact the schedule to complete and may incur additional costs.

Yes. For safety and practicality, clients are required to move out during construction. Building sites involve noise, early starts, dust, machinery and restricted access areas, making it unsafe and uncomfortable to live in the home during works.
We have a strong communication system that includes regular updates from your builder, weekly video or message updates and on-site meetings when needed. You also have direct access to us seven days a week. Transparency and communication are core to our process.
Yes, you are welcome to visit your site, but you must contact us beforehand so a team member can accompany you for safety and compliance purposes.
Only if your project affects shared boundaries or fencing. In those situations, neighbours must be notified. We are happy to help guide or support these discussions.
